Insured Events
These are the events that you can make a claim for, if they cause loss or damage to your home or contents (or both, of course, if you have a combined policy). There are limits, conditions and exclusions which apply, so check out the policy documents to make sure you’re up to speed.
Flood
Including water overflowing from things like lakes, rivers, or dams.
Storm
That's rain, wind, thunder, that sort of thing. FYI, storm damage is one of our most common claims, so this is a biggie.
Storm surge
That's a rush of water pushed from the sea onto the land caused by very strong winds. It doesn't include actions or movements of the sea. The loss or damage caused by storm surge must happen at the same time as other insured damage caused by storm.
Lightning
Including power surges caused by lightning, will be covered providing a qualified repairer confirms lightning as the cause of loss or damage.
Fire
Loss or damage caused by fire (includes bushfire) and heat, ash, soot and smoke that is the direct result of a fire within 100 metres of the insured address.
Earthquake & Tsunami
These may not be likely, depending on where you live, but you'll be covered just in case.
Theft or burglary
This also includes attempted theft, if nothing is stolen but the attempt causes damage that needs repairing.
Escape of liquid
This refers to liquid leaking, overflowing or bursting from things like appliances, fixed pipes, drains, and waterbeds
Impact
This refers to damage caused by impact from falling tree branches, power poles or TV antennas.
Damage by an animal
Not your pets, though. This refers to damage caused by animals (not insects, vermin or rodents) who aren’t supposed to be there.
Explosion
We cover the loss or damage caused by an explosion but we don’t cover the cost of replacing or repairing the tank or container that exploded.
Riot, civil commotion or public disturbance
An example would be damage caused by a violent crowd moving down your street.
Malicious acts and vandalism
This includes things like vandals damaging your letterbox or tagging the building with graffiti.
Insured Events listed above apply to AAMI Home Insurance products, excluding Fire & Theft Contents Insurance which is limited to loss or damage by Fire, Theft or Burglary. Frequently asked questions
With AAMI’s home insurance policies, you can choose to cover your home for a ‘sum insured’ amount (which is an amount based on how much it would cost to rebuild your home) or to add on Complete Replacement Cover as an optional cover. You can choose to add Complete Replacement Cover to your policy when you take it out or renew it.
Opting for Complete Replacement Cover means you don’t have to set a sum insured limit, so if your house is damaged or destroyed by an insured we will offer to repair or rebuild your house as it was, or pay you the amount of the assessed quote to repair or rebuild it. It’s important to note that Complete Replacement Cover includes the insured building only and not your contents. To ensure your belongings are covered, make sure you review your contents policy regularly and update it with any new purchases that aren’t automatically covered to their replacement value. For details on specified and unspecified limits, consult your PDS.
We can’t presume to tell you what you need, but what we can do is let you know more about the benefits of our insurance products. Building Insurance — as the name suggests — will cover any damage caused to the physical structure that makes up your home, including garages and sheds, in an insured event such as burglary, theft or weather events.
If you require coverage for the things inside your home, adding Contents Insurance to your policy or simply taking out our combined Home and Contents Insurance might be worth considering.
Contents are items in your home that you own and use for domestic purposes. Think items like, but not limited to, furniture, clothing, computers, internal blinds, drapes, carpets, medical equipment and furnishings. This doesn’t include items that are permanently attached to your home or insured address, such as fixed appliances like ovens or fixtures like ceiling fans. For more info about what is and isn’t covered, be sure to read your PDS.
Contents Insurance only covers items in your home. If you need to take something valuable away from home — say, a camera, handbag or mobile phone — you’ll need to add Extra Cover Portable valuables cover to your policy. An additional premium applies.
Extra Cover Portable valuables cover has two levels of coverage: Unspecified Portable Items which has a limit of up to $1,000 (per item, pair, set or collection) and Specified Portable Items, for certain items that must be specified (like your mobile phone and laptop) or that are worth more than $1,000. You’ll need to let us know your preference and what you’d like to cover.
AAMI’s Contents Insurance provides cover for your belongings at home from insured events such as accidental breakage of glass (like the glass in a piece of furniture, for example) and theft or burglary. Accidental damage caused to your contents by you or people you invite into your home may be covered if you have added the Accidental damage at home optional cover to your policy for an extra premium.
When you take out a Contents Insurance policy with AAMI, you’ll select an excess between $200 and $5,000. An excess is the amount you pay towards the cost of your claim for each incident covered by your policy. The total excess you need to pay may also be determined by the circumstances of your claim.
Your certificate of insurance, received when you take out your insurance policy, will outline which excesses apply to you.
If you’re renovating, AAMI will continue to cover your legal liability, but we won’t cover you for damage caused by any construction or repairs.
Usually, builders and contractors have their own insurance which may provide you with the coverage you need. To find out more, be sure to have a chat with your builder.
Don’t forget to contact us to update your policy if you’ve completed any building works. Not doing so could put you at risk of underinsurance.

Carpets are considered part of your contents and therefore not covered by AAMI’s Building Insurance. To make sure your carpets are covered in an insured event, you’ll need to take out Home and Contents Insurance (Building and Contents Insurance combined) or Contents Insurance.
AAMI Home and Contents Insurance doesn’t cover short-term rentals and services like Airbnb.
Your mobile phone is a contents item which is insured at the home for loss or damage from insured events under AAMI Contents Insurance.
If you want to cover your mobile phone for accidental loss or damage at home and away from home (including anywhere in Australia or New Zealand), you can choose to insure it as a ‘specified item’ under our Extra Cover Portable valuables option for an extra premium. The most we’ll pay if you do this will be the amount shown for the item on your certificate of insurance. An excess of $100 applies in the event of a claim for Extra Cover Portable valuables.
AAMI Home Building and Contents Insurance includes cover for damage to your home and/or its contents for damage caused by floods.
For policy purposes, ‘flood’ is defined as the covering of normally dry land by water that has escaped or been released from the normal confines of:
- any lake, river, creek, or other natural watercourse (whether or not altered or modified)
- any reservoir, canal, or dam.
Exclusions apply. Please refer to the PDS for details.
If you've taken out a home loan to purchase your property, your provider may insist on adequate home insurance as a condition of the loan. If you're in this situation, you should check any requirements with your lender.
We suggest insuring your contents for the amount you think it will cost to repair or replace them, in case you ever need to. The amount you choose is known as your sum insured and, once you've taken out your policy, it will be listed on your certificate of insurance.
While specifying a lower sum insured may save you a few bucks on your premium, it could leave you out of pocket if you ever need to make a claim.

You have 21 days from when your policy begins (including on renewal) to change your mind. If you choose to return your policy within this period and haven’t made a claim, you can get a full refund (including GST).
Outside of the 21 day cooling off period, can cancel your policy at any time and receive a refund of the unexpired portion of the premium (including GST), less any non-refundable government charges. We will not give a refund if the refund is less than $10 (GST inclusive).

Check amount covered
In most cases, the replacement value of cars decrease over time, but in recent years, due to increased costs and constrained supply, we have seen some cars increase in value. As such, your amount covered will be automatically changed to reflect this.
You can increase or decrease your amount covered, within a specified range, and your premium will change accordingly.
You can also choose to insure your vehicle for Market Value. This will change your premium.

Kilometres driven
When you took out your policy, you would've given us an estimate of how much you drive your car in a year, and that figure informs your premium price. Usually, a higher estimate results in a higher premium, since your'e at greater risk of an incident. If you find yourself driving a lot less then you estimated, maybe because you're working from home or walking to the shops rather than driving, you can log in and adjust this figure. Doing so may reduce your premium a little.
Review listed drivers
Listing additional drivers on your policy can alter your premium, depending on their details and claims history. For example, if you have a teenager who used your car when they started driving but has since bought their own, they may no longer need to be listed. If you decide to remove them, your premium might be reduced.
Your address
If you've moved, make sure your address is updated on your policy. Your location can affect your premium, based on that location's level of risk, so your address being updated can result in your payments being adjusted. Fair warning; that adjustment can reduce your premium, or it may result in an increase. Either way, you'll ensure you're not at risk of having a claim denied or reduced due to incorrect address details.

Your excess
With AAMI Flexi-Premiums®, you can choose to lower your premium by increasing your excess This'll mean that, while your monthly or yearly premium is cheaper, you'll face more out-of-pocket costs if you make a claim where you're liable to pay an excess. Whether that trade-off is worth it is totally up to you, but it's worth considering.

Legal liability on contents covers your liability to pay compensation for an incident which causes death or bodily injury to other people, if it occurs anywhere in Australia or New Zealand.
Damage to other people and their property
Up to $20 million cover for your legal liability for an incident at your rental property connected to you owning the property.
Loss of rent
Up to 10% of the building sum insured and the longest period that can be claimed for is 52 weeks, for unit owners if their unit is damaged and their tenant can't live in it as a result of an incident covered by the policy.

Contents damage or loss
Only those contents which are owned by the landlord but kept within the property are covered.
Third party cover
You’ll have cover, for up to $20 million, for your legal liability if a third party is injured or has their property damaged in an incident at your house.
Legal liability
We cover your legal liability to pay compensation for death of or bodily injury to other people, or loss or damage to their property, resulting from an incident which happens anywhere in Australia or New Zealand during the period of insurance:
which is unrelated to your ownership of the building, unit or land at the insured address, unless you are living in a unit and/or own the unit and your legal liability is not covered under a building policy which covers that unit; or
if it results from fixtures and fittings attached to the insured address and that you are legally responsible for under a rental agreement.
We also cover you for associated legal costs to defend a claim against you that is covered. We need to first agree to pay the legal costs before they are covered.
Legal liability
We cover your legal liability to pay compensation for death or bodily injury to other people, or loss or damage to their property, resulting from an incident which happens during the period of cover:
in connection with you owning or living in the building; and
at the insured address.
We will also pay the associated legal costs which we have agreed in writing to pay. The most we will pay for all claims from any one incident under building legal liability cover is $20 million, including all associated legal costs.
Lifetime guarantee on building repairs
When we repair or rebuild the building, we guarantee the quality of workmanship of that work for the lifetime of the building if we:
- authorise;
- arrange; and
- pay the builder or repairer directly for this work.

If an insured event causes food or medicine to spoil—for example, if a storm knocks out power to your fridge - we'll cover the cost, up to $400.

Office bearer’s liability
Covers up to $1 million for office bearers or committee members if a claim is made against them for a wrongful act.

Offers cover for contents shared between multiples strata properties, such as washing machines, gardening equipment and shared gym equipment that doesn't belong to a unit owner or tenant, covered up to a chosen Sum Insured.
Glass & signs
This provides cover for loss of, or damage to, glass windows, signs and showcases at your business premises.
Public Liability
Public Liability offers cover for your costs if you are found to be legally responsible for personal injury to a third party, or damage to their property.
Tenant Protection
Extra cover to protect you against the costs of unpaid rent, theft or malicious damage by your tenant and their guests.
Tax Probe
Also known as Tax Audit, this provides cover for the professional and accountant’s fees incurred by you in connection with an audit of your business’ financial or tax affairs by the ATO, or by a Commonwealth, State or Territory department, body or agency.
